Rockrose Development Corp. announced today that it has completed three office lease transactions at 1776 Eye Street NW. Rockrose signed two new long-term office leases with Steward Partners Global Advisory and the Federalist Society at the property and expanded its current tenant Obsidian Analysis onto the balance of the fourth floor.

Steward Partners Global Advisory, an investor advisory firm, will occupy 10,000 square feet on the seventh floor. The Federalist Society, an organization that provides a forum for legal experts of opposing views to interact with members of the legal profession, the judiciary, law students and academics, will occupy 12,000 square feet on the third floor. Existing tenant Obsidian Analysis, a professional services firm providing analytical and policy consulting for homeland security, national security and intelligence decision makers, expanded its footprint within the building from 16,000 square feet to 19,500 square feet.

Rockrose was represented in all three transactions by Will Stern, Eli Barnes and Kate Oelschig of Avison Young. Steward Partners Global Advisory was represented by Demetri Koutrouvelis and Nicole Miller of Savills-Studley. The Federalist Society was represented by Jonathan Harms and Sam Heiber of Cresa. Obsidian Analysis was represented by Bill Zonghetti, Larry Bank and David Hardcastle of Newmark Grubb Knight Frank.

Ted Traum, Director at Rockrose said, “We welcome Steward Partners Global Advisory and The Federalist Society as they join a prestigious roster of tenants at 1776 Eye Street. We are also excited to expand Obsidian Analysis’s presence in the building. All three are the type of best-in-class tenants that the new renovations at 1776 Eye Street are intended to attract.”

Rockrose acquired the 10-story, Class A, 230,000-sf office building in 2012 and engaged high-profile architecture firm Leo A. Daly to transform the building into a differentiated high-end property. Today at 1776 Eye Street, a striking, two-story frameless glass entrance to the building opens into a dramatic new lobby featuring Pei Tan’s signature glowing ‘glass light fins’ and 30-foot-high ceilings. Other trophy-level improvements include new restrooms and common areas, an expanded and re-formulated rooftop terrace and Revolution Fitness, a fitness center with spa-like locker and shower facilities. Just steps away from the White House, the building is located directly across the street from the Farragut West Metro Station and one block from the World Bank.

Mr. Barnes of Avison Young said, “The building’s exceptional transformation has been well-received, resulting in a prestigious tenant mix. These transactions represent the demand from top-tier organizations that desire a trophy address with a best-in-class tenant experience.”
