New Owner Hosts an American Whiskey Tasting at the Property to Showcase Dramatic Multi-Million-Dollar Renovation

Rockrose Development Corp. celebrated the completion of its major, multi-million-dollar capital improvement project at 1776 Eye Street NW with a “standing room only” American whiskey tasting reception.

Rockrose acquired 1776 Eye Street in 2012 and immediately commenced a comprehensive design transformation at the property. Rockrose’s goal was to create a sense of drama to this very prominent corner location. It achieved this by creating a striking, two-story curved glass entrance, framing a new lobby featuring Pei Tan’s signature glowing ‘glass light fins’ and stone and wood to create a modern, but warm lobby.

In addition, 2,800 rentable square feet from the second floor space was removed to transform the lobby to its now 30-foot height. It is unusual for a landlord to forego rentable space, but Rockrose felt that this dramatic height was necessary to achieve the desired impact.

Other trophy-level improvements include new restrooms and common areas, an expanded and re-formulated rooftop terrace, and Revolution Fitness, an exclusive tenant-only fitness center with spa-like locker and shower facilities.

Guests were impressed by the volume of the space and the elegant materials selected. The entire building has now been reformatted to meet the highest standards demanded by today’s tenants.

Comprising 230,000 rentable square feet, the 10-story building’s amenities include a rooftop terrace with a distinctive signature bell tower, on-site parking, and an award-winning restaurant.

The trophy building has attracted many multi-national and coveted firms including Conoco, Fujitsu, Dow Chemical, and Macroeconomic Advisers. They are the type of best-in-class companies that the new renovations at 1776 Eye St. were intended to attract.

With the renovations now complete, available space has rapidly decreased. There are only two spaces available on the 3rd and 4th floors. Rockrose is in negotiations with three interested tenants for the two remaining spaces.
