Compliance Specialist

Job Description

The Compliance Specialist will work closely with our Compliance Manager to help with the daily operations of the affordable housing portfolio.  The Compliance Specialists main responsibility will consist of qualifying new residents for occupancy, conducting annual re-certifications and annual home visits in accordance with Low Income Housing Tax Credit, 421-a, Rent Stabilization, Affirmative Fair Housing, State and City Regulatory guidelines. This role requires great organization, attention to detail and time management skills.   Job Description and Responsibilities  

  • Maintain waiting lists for multiple properties
  • Coordinate and conduct applicant eligibility appointments
  • Generate and review initial leases and review lease renewals to ensure compliance with applicable guidelines
  • Assist residents and applicants with inquiries and questions regarding Affordable Housing Program compliance and availability
  • Ensure proper calculation of income, assets, rent levels, etc. to determine eligibility
  • Conduct annual resident re-certifications
  • Conduct annual apartment inspections
  • Maintain resident files in accordance with company policy & regulatory agency policy
  • Perform other related duties as required
  • Prepare and maintain annual re-certifications on a timely basis
  • Completing full certifications at local on-site offices and assist co-workers when necessary
  • Assist Compliance Manager with monthly and annual reporting
  • Explain and process transfer requests, reasonable accommodation requests and report complaints to the Compliance and Property Manager.
  • Ensure rent portion letters are received on a timely basis with correct annual increases
  • Ensure all renewal rent charges and subsidy portions are accurate in Yardi
  • Submit rent adjustments, when required, to accounts receivable within the allotted time frame to ensuring proper billing
  • Strong knowledge of LIHTC, Rent Stabilization, Affirmative Fair Housing and Section 8
  • Experience in Yardi Voyager or similar Property Management software
  • Proficiency in Microsoft Office applications, such as Word, Excel, Outlook, etc.
  • 2-5 years of experience in similar position
  • Excellent oral and written communication
  • Certified tax credit professional preferred
